This seasonal beachside resort is located in the Northeastern part of the United States off of highways 9 and 30, approximately 75 miles from the Philadelphia Airport. The complex contains a 350 room hotel, a full service dining room, two 18 hole golf courses with limited food offerings, a pro shop, a spa, an indoor swimming pool, an outdoor swimming pool, two basketball courts, an outdoor sport court that can be converted for volleyball, tennis, or badminton, and approximately 120 condominiums along the golf course which are completely built but have never been sold and remain vacant due to the recent downturn in the economy. In addition, the resort has two 17 passenger vans.
The resort runs a successful 72% occupancy year round with January and February being the lowest occupancies of 25% and June, July, August, September being the highest occupancies of 92%. The resort runs at capacity for all major summer holidays . RevPAR analysis shows the rooms rates to be priced competitively within the market. Further, the occupancies are more than acceptable and only influenced by season.
The resort complex is familiar to residents in the area as it is in close proximity to several New Jersey residential townships, but more than a 30 minute drive from Atlantic City. There are several natural beaches connected by open space and trails that can only be accessed through the resort entrance. The resort has the ability, if desired, to limit beach access to guests who are staying on property. However, beachgoers who are not staying at the resort can walk to or through the resort beaches if they have accessed the beach from another location, i.e., north or south of the resort property. This often occurs because the resort employees certified lifeguards with first aid stations from dusk to dawn during peak beach-going months.
The resort's beaches near Absecon Inlet have no Blue Flag designation and recently received a "C" rating by the Stichting Nederland Schoon, with the last beach nourishment project occurring in 2017. The resort's beach area is approximately 35,000 square feet with swimming area water temperatures of 69 degrees during the summer months. The seashore has a gentle, uniform 10% slope that leads to the crushed rock and coarse sand bottom. The beach area has a 5% slope nearly 20 feet after a retaining wall allowing for approximately 50 yards of beach area. The coastal stretch includes restrooms and changing areas, as well as parking sufficient for one car per hotel room and 1.5 cars per condominium. Guests typically bring their own rafts and water games to entertain themselves on the beach.
The bay at the resort is a very small inlet that is located off the coast of New Jersey. What is interesting about the Bay is that it does not directly face the Atlantic Ocean as it is well-hidden from the land formation of the Atlantic City thereby creating a land barrier between the bay and the ocean. For this reason, it is characterized of having calm deep waters perfect for fishing. The inlet is the best spot to fish for flounder, bluefish and weakfish. The good thing about the inlet is that fishing enthusiasts are given the option whether or not to charter a boat in order to fish as there are bridges, fishing piers and jetties in the inlet which allows fishermen to cast their tackle directly into the deep blue sea. The boating areas and swimming/recreational areas are separated with buoys. It is not uncommon for boaters to anchor, water skiers to play and jet skiers to ride just beyond the resort's beach swimming areas.
